Large construction site preparation with foundation excavation underway for a new commercial building

Site Preparation Services in Dover, PA

Turn a raw lot into a build-ready pad. Stripping, stockpiling, stabilizing, and coordinating with your builder so the foundation crew shows up to a site that's actually ready.

Overview

Site Preparation That Sets the Whole Project Up

If you're putting up a new home, a pole barn, a shop, or an addition anywhere from Dover to Harrisburg, the first crew on the lot sets the tone for everything that comes after. That's where Crone's Excavation comes in. We strip the topsoil, stockpile it, cut the building pad to grade, set the erosion controls, and hand the builder a site that's ready to pour.

Site preparation in York County, PA isn't one-size-fits-all. The soils around Dillsburg and Dover behave differently than the heavier clay you'll see closer to Hanover, and a lot near Camp Hill might have shale a foot below the topsoil. We've worked across all of it, and we adjust the approach to what's actually under your feet, not to a generic checklist.

Brandon runs the equipment himself on most site prep jobs. That hands-on involvement is the reason our pads stay flat, the drainage actually drains, and the foundation contractor doesn't call back asking us to come fix anything.

What Sets Us Apart

Why Builders Recommend Crone's for Site Prep

We've been at the bottom of enough projects to know how much the first phase decides. A good pad makes every trade behind us faster.

Builder-Friendly Coordination

We sequence our work with your foundation, framer, and concrete crew so nobody is waiting on anybody.

Real Erosion Control

Silt fence, rock construction entrances, stabilized stockpiles. The kind that survives a township inspection.

Topsoil Saved, Not Wasted

Strip, stockpile, and respread your topsoil at the end. You shouldn't have to buy back what was already on your lot.

Pads That Hold a Tape

Laser checked and shot to spec. Foundation contractors can come in and start setting forms without recutting anything.

Soils Read on Site

We test what's under you before we commit to a depth. Rock, clay, water table all get factored into the plan.

From Raw Lot to Build-Ready Pad

Most of our York County site prep jobs follow the same arc. Clear, strip, cut to subgrade, stabilize, install erosion controls, and lay the construction entrance. The arc is the same. The depth, the soils, the drainage plan are different on every lot, and that's where the experience matters.

Coordinating With Your Builder Day to Day

We talk to your builder before we cut a single line of dirt. They tell us where the foundation goes, we tell them what we're finding in the ground, and we sequence the rest of the trades so nobody gets stuck waiting on us. That coordination is most of the value on a site prep job.

What We Prepare

Projects We Set Up Across Dover and the Harrisburg Area

Every building starts with a pad. Here are the ones we prep most often in south central PA.

Single Family Homes

New builds on raw acreage and infill lots. Strip, cut, and stabilize for the foundation crew.

Pole Barns and Shops

Compacted pads sized for the post or pier layout. We get the grade right so the building stands straight.

Garages and Additions

Tight, surgical site prep next to existing structures. Tree protection, careful access, no surprises.

Driveways and Approach Lanes

Sub base prep for new gravel or paved driveways. Drainage built in from the cut, not added later.

Small Commercial Pads

Outbuildings, storage units, equipment pads. Township erosion controls and stormwater handled end to end.

Rebuild Lots After Demolition

When we tear something down on Monday we can have the pad ready for the new build by the end of the week.

What Site Prep Looks Like Around Dover and York County

The Susquehanna Valley has its own personality. These are the things we plan for that out-of-area contractors sometimes miss.

Shallow Bedrock

Plenty of lots around Dillsburg and York have shale within a foot of grade. We bring the right teeth and the right plan.

Heavy Clay Pockets

Hanover and the south end of the county have soils that move with moisture. We compact for it.

Township Stormwater Rules

Every township has its own quirks on erosion control inspections. We've passed inspections in most of them.

Wells and Septic Coordination

On rural lots we set the pad with the septic field and well location in mind from day one.

Rural Access

Long driveways, narrow farm lanes, deep setbacks. We move equipment in and out without tearing up what's not in the scope.

Weather That Changes Fast

Central PA can flip from dry to wet in a day. We stabilize work in progress so the next storm doesn't undo it.

Common Questions

Site Preparation Services FAQ

As early as possible. Ideally before the foundation contractor is locked in. The site work sets the stage for everything that follows, and the earlier we're involved the more we can do to keep the rest of the project on schedule.

Always. We coordinate directly with your builder or general contractor on grade, pad location, drainage, and sequencing. If you don't have a builder yet, we can introduce you to several we've worked with around York County.

Silt fence, rock construction entrances, inlet protection, and stabilized stockpiles, as required by your township. We install what passes inspection and maintain it through the project.

Sometimes. We try to balance cut and fill on the lot so you aren't paying to move dirt that didn't need to leave. If we do need to bring soil in or take it out, the quote will reflect that.

Pretty common around Dillsburg and parts of York County. If we hit shale or larger rock that needs breaking, we'll stop, walk you through what we found, and price out the rock work as a separate line item. No surprises on the invoice.
